I, CARLYN ROBERSON CALDWELL, For the consideration of FOUR HUNDRED {$400.00}
cash in hand paid, receipt of which is hereby acknowledge, have this day bargained
and sold and do hereby bargain, sell, transfer and convey unto MATTIE M.
FITZGERALD, her heirs and assign forever if fee simple, the following described
lot or parcel of land situate, lying and being in the 11th Civil District of
Lauderdale County, Tennessee, and more particularly bounded and described as
follows: BEING a strip of land off the east side of a 24.29 acre tract of land
conveyed to the undersigned Carlyn R. Caldwell, by deed of the Federal Land Bank
of record in Book X-3 page 232 of the Register’s office of Lauderdale
County, Tennessee, and from which has previously sold a small strip of land
containing one-third acre to Gus L. Fitzgerald by deed of record in Book L -4
page 423 of said Register’s office to which reference is here made; and
BEGINNING at the intersection of the east line of said one-third acre Fitzgerald
tract, and the north margin of the Ripley to Fulton gravel road, being the
southeast corner of Carlyn R. Caldwell’s present tract of land; runs thence
north along the west line of the strip of land sold to Fitzgerald in Book L-4
page 423 approximately 8 chains to the northwest corner of the strip of land
sold to Fitzgerald in Book L-4 page 423, and in Nelsn’s south line, runs
thence west along Nelson’s south line approximately 82 feet; thence south and
parallel with the west line of the Fitzgerald strip conveyed in Book L-4 page
423, approximately 8 chains to the north margin of the Ripley to Fulton gravel
road; runs thence in an eastern direction along the north margin of the Ripley to
Fulton gravel road approximately 82 feet to the point of BEGINNING. containing
one acre.
It is intended to convey herein a full acre of ground to the said Mattie
M. Fitzgerald and, if upon an accurate survey, it should be determined that the
rest line of the tract herein conveyed is more than 82 chains long, then the
north and south lines of this tract will be correspondingly reduced so as to
make the exact amount conveyed 1 acre, and also if an accurate survey should
reveal that the east line is less than 8 chains long, then the north and south
lines of the tract herein conveyed will be extended more than 82 feet in order
to make the conveyance herein equal a full acre.
TO HAVE AND TO HOLD the above described tract or parcel of land, together with
all improvements thereon, unto said Mattie M. Fitzgerald, her heirs and assigns
forever in fee simple.
AND, I J. TOLLIE CALDWELL, husband of the said Carlyn Roberson Caldwell, hereby join
in this instrument for the purpose of waiving, releasing, transferring and
conveying any and all rights which I may have in and to said property above
described.
WE COVENANT THAT we are lawfully seized and possesses of said property; that we
have a good and lawful right to sell and forever defend the title to said
property unto the said grantee, her heirs ans assigns forever in fee simple as
above set out.
It is understood that none of the crops on said lands shall go to the grantee
for the years 1948 and she shall be entitled to the possession of said property
immediately upon the harvesting of the 1948 crops and not later than January
1,1949. Taxes for the year 1948 are to be paid by the grantor.

CALDWELL, THE WITHIN NAMED BARGAINORS WITH WHOM I AM PERSONALLY ACQUAINTED AND
ACKNOWLEDGED THAT THEY EXECUTED THE WITHIN AND FOREGOING INSTRUMENT AS AND FOR
THEIR FREE ACT AND DEED AND FOR THE PURPOSES THEREIN CONTAINED.
