I Robert Boyd & Wife Margaret Boyd have this day bargained and sold and do
hereby transfer and convey to James Watkins his heirs and assigns forever for the consideration of
four hundred & five dollars to me paid the receipt of which is hereby acknowledged our entire
interest in an undivided tract of land in the State of Tennessee County of Sumner and District No.
9 lying on the waters of Drake's Creek adjoining the lands of George Martin John K. Taylor &
others containing by estimation thirty-seven acres be the same more or less the boundaries of
which are not known it being our entire interest in a tract of land formerly owned by Robert
Watkins. To have and to hold the same to the said James Watkins his heirs and assigns forever.
We do covenant with the said James Watkins that we are lawfully seized of said land have a good
right to convey it and that the same is unencumbered. We do further covenant and bind ourselves
our heirs representatives & administrators to covenant and forever defend the title to said land
and every Part thereof to the said James Watkins against the claims of all persons whatever.

You are hereby authorized & empowered to take the examination of Margaret Boyd relative to
her free and voluntary execution of the within Deed separate & aparat from her husband Robert
Boyd and the same to taken certify under your hand & seal Witness my hand at office this 29th
day of April 1850. John L. Bugg, Clerk
State of Tennessee Sumner County } This day personally appeared Margaret Boyd before me
separate and aparta from her husband and acknowledged the foregoing transfer to be her own
lawful act and deed and that she conveyed the same without pursuasion reward or threats given
under my hand & seal this 7th day of May 1850.
State of Tennessee Sumner County } Personally appeared before me John L. Bugg Clerk of
the County Court of said county Robert Boyd the bargainer with whom I am personally
acquainted and who acknowledged that he executed the within Deed for the purposes therein
contained. Witness my hand at Office the 15th of Oct 1850.
