FOR AND IN CONSIDERATION OF THE SUM OF $100.00 ONE HUNDRED DOLLARS CASH IN HAND by Ben Templeton, the receipt of which is hereby acknowledged, We, J. T. Bruce & wife, Lucy Bruce, Florence Hughes & husband, H. H. Hughes, J. W. Bruce & wife Sallie Bruce, J. A. Bruce & Dosha Bruce, J. H. Bruce & wife, Katie Bruce & W. B. Bruce, have bargained and sold, and by these presents do transfer and convey unto the said Ben Templeton, his heirs and assigns, a certain tract or parcel of land in 6th. District, Sumner County, State of Tennessee, as follows: Beginning in the road on the head waters of Manskers creek, the same being Peter Lewis corner; th, N. 22 (degrees) W. 35 poles to a stake, A. F. Bruces corner; th, N. 27 (degrees) E. 9 poles and 13 links to a stake; th, E. 4 poles to two buckeyes; th, S. 39 (degrees) W. 2 poles to a stake, P. Lewis corner; th. S. 65 (degrees) W. 82 poles to the beginning, containing (12) twelve acres, more or less.

To have and to hold the said tract or parcel of land, with the appurtenances, estate, title and interest thereto belonging, to the said Ben Templeton, heirs and assigns forever. And we do covenant with the said Ben Templeton that we are lawfully seized and possessed of said land in fee simple, have a good right to convey it, and the same is unincumbered. And we do further covenant and bind ourselves, heirs and representatives, to warrant and forever defend the title to said land to the said Ben Templeton, heirs and assigns, against the lawful claims of all persons whomsoever.

Personally appeared before me, a Justice of the Peace of said County, the within named J. T. Bruce and wife, Lucy T. Bruce, & W. B. Bruce, the bargainers with whom I am personally acquainted, and acknowledged that they executed the within instrument for the purposes therein contained. And Lucy T. Bruce, having personally appeared before me, privately and apart from her husband, the said J. T. Bruce, acknowledged the execution of the said instrument to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.

Bruce and wife, Dosha Bruce, the bargainors, with whom I am personally acquainted, and who acknowledged that they executed the within deed instrument for the purposes therein contained. And Dosha Bruce, wife of the said J. A. Bruce, having personally appeared before me, privatey and apart from her husband, the said Dosha Bruce acknowledged the execution of said deed to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.

And Sallie Bruce, wife of the said J. W. Bruce, having personally appeared before me, privately and apart from her husband, the said Sallie Bruce acknowledged the execution of said deed to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.

And Florence Hughes, wife of H. H. Hughs (sic) having personally appeared before me, privately and apart from her husband, the said Florence Hughes acknowledged the execution of said act to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.

Bruce, having personally appeared before privately and apart from her husband, the said Katie Bruce acknowledged the execution of said deed to have been done by her freely, voluntarily, and understandingly, without compulsion or constraint from her said husband, and for the purposes therein expressed.
