This Indenture Made this the Sixth day of March one Thousand Eight & Twelve between Thomas Groves Senr. Of the County of Sumner and State of Tennessee of the one part, and James Roney Senr. Of the County and State aforesaid of the other part, Witnesseth that sd Thomas Groves Senr for an in consideration of ninety five Dollars in hand paid by the sd James Roney before the Ensealing & delivering of these presents the Receipt whereof is hereby Acknowledged to the said Thomas Groves for himself and his heirs doth hereby bargain sell alien enfoeff convey and confirm unto him the said James Roney his heirs Executors administrators and assigns forever a certain tract or parcel of land Lying and being in the County & State aforesaid and Bounded as follows Viz. Beginning at a black oak and white oak North East Corner of sd Groves tract of 640 acres Running South 96 poles to a post oak then West 84 poles to two Red oak sprouts then North 96 poles to a post oak then east 84 poles to the beginning, Containing fifty acres be the same more or less, Which tract or parcel of land with all ways waters woods and every other appurtenances thereunto belonging or in any wise appertaining he the sd Thomas Groves for himself his Heirs Executors or administrators doth hereby Covenant and promise to and with sd James Roney his heirs Executors administrators and assigns that he the sd Thomas Groves Senr his heirs Executors or administrators shall and will Warrant and forever defend sd tract or parcel of land with every of its Members from all Lawful Claim or Claims of any person or persons Whatsoever unto the sd James Roney Senr his heirs and assigns forever in Witness whereof I have Hereunto set my hand and seal the day and year above written.
