I Benjamin Roney have this day bargained and sold and do hereby transfer and convey to W.S. Webb and his heirs forever for the consideration of Three hundred and fifty dollars to me in hand paid a tract of land in the State of Tennessee Sumner County Dist. No.18 containing by estimation One hundred acres be the same more of less and bounded as follows beginning at a Black Gum in twenty four poles North of W.S. Webb's south East corner, thence east 90 poles to a black oak and dogwood, thence north 180 poles to a hickory, thence west 90 poles to W.S. Webb's north east corner, thence South with said line to the Beginning, to have and to hold the same to the said W.S. Webb his heirs and assigns forever. I do covenant with the said Webb that I am lawfully seized of said land have a good right to convey it. I now covenant and bind myself my heirs and representatives to warrant and forever defend the title to said land and every part thereof to the said W.S. Webb his heirs and assigns against the lawful claims of all persons whatsoever, this 20th day of February 1852.
