What is significant? (1) This 1853 land deed appears to be the final sale of all Arnett land in Smith County before they moved to Graves County, Kentucky. (2) Is a bond mentioned? (3) Several Tracts of land were sold. One of 100 acres, one of 32 acres, and one of 37 ½ acres. Note William got a land grant in 1832 of 100 acres, a land grant of 32 acres in 1847 and in 1849 he bought 37 ½ acres. These are the same tracts he sold in this deed. (4) The deed states this is in “District # 6.” This can help locate the area of the farm. (5) The deed mentions “Andersan’s line”. Thus the farm apparently borders the farm of John G. Andersan. In 1850 William P. Arnett sold 70 acres to John G. Andersan. In that deed William P. Arnett’s farm is next to William Arnett’s farm. (6) A new neighbor is mentioned. Another adjacent farm belongs to the “heirs of Francis Parker”. (7) Ballow is a witness. (8) Does everyone sign these deeds with a mark or only people who cannot write. William Arnett signed with “his mark”. (9) William Arnett received $406 for the two tracts of land. What did he pay for them? In the 1850 census the value of his farm is listed as $400. (10) The deed mentions the farm is adjacent to “Peytons west boundary”. (11) The deed was signed 1 January. Isn’t this an odd date to sign a deed? New Year’s Day. (12) William Arnett’s son, William P. Arnett purchased a farm from Joseph Edens in Graves County, Kentucky on December 19, 1850. William Arnett and family moved to Graves County, KY, clearly following their son William P. Arnett, shortly after this January 1853 land sale. (13) NOTE: A “pole” is 16.5 feet.

I William Arnett do hereby in accordance with a bond heretofore given me for that purpose transfer and convey to Dick Oldham and his heirs forever for the consideration of four hundred and six dollars to me paid thru several tracts of land all in the State of Tennessee and County of Smith District No. 6 and bounded as follows The first beginning on a beech marked W A in Peytons west boundary line running thence west with the said line one hundred twenty six and a half poles to a bunch of locus wood. Thence north one hundred and twenty six and a half poles to a [line?]. Thence east one hundred and twenty six and a half poles to a stake. Thence south one hundred and twenty-six and a half poles to the beginning. Containing one hundred acres also one other tract or survey containing thirty two acres and beginning on the same [creek? beech?]. Beginning thence west 93 poles to a stake in Andersan’s line. Thence south with Andersan’s line 54 poles to a sugartree in said Arnett’s line of another tract or survey. Thence east ninety-five poles to a beech William Porter’s corner. Thence North fifty-five poles to the beginning. Also one other survey containing thirty-seven and one-half acres bounded as follows: Beginning on a [birch? beech?] and Black walnut and on the East boundary of a tract of land claimed by the heirs of Francis Parker and running thence East fifty-five poles to a beech-birch and dogwood. Thence North one hundred and nine poles to a dogwood and two beeches thence West fifty-five poles to a stake in the above mentioned old line. Thence South with the said old line to the beginning. To have and to hold the same to the said Dick Oldham, his heirs, and assigns forever. I do covenant with the said Dick Oldham that I am lawfully seized of said land have a good right to convey it and that the same is unencumbered. I do further covenant and bind myself, my heirs and representatives. To warrant and forever defend the title to the said land and every part thereof to the said Dick Oldham his heirs and assigns against the lawful claims of all persons whatsoever this 1^st day of January 1853.
