We John C. Payne and Jane Payne have this day bargained and soled and do hereby transfer and convey to Richard Chowning for the consideration of fifty two dollars ninety two and one half cents to me paid a tract of land in the State of Tennessee, Robertson County District No. 10 containing by estimation fourteen acres by the same more or less and bounded as follows. Beginning on a hickory being the northeast corner of a five hundred acre survey granted to Joseph Phillips running west twenty three and a half poles to a stake. Thence south two degrees west ninety five & two thirds poles to a stake. Thence east twenty three & a half poles to a hickory. Thence north ninety five and two thirds poles to the beginning. To have to hold to the said Richard Chowning, his heirs and assigns forever. We do covenant with the sd Rich’d Chowning that we was lawfully seized of said land and have a good right to convey it and that it is unencumbered. We do further covenant and bind ourselves, our heirs & representatives to warrant and forever to defend the title to the said land & every part thereof t the said Rich’d Chowning and his heirs and assigns against the lawful claims of all persons whatsoever. This 12th day of February 1839.
