I David Jernigan have this day bargained & sold and do hereby transfer & convey to Wesly M. Jernigan his heirs forever for the consideration of one thousand & fifty dollars to me paid, the receipt & payment whereof is hereby acknowledged, a certain tract or parcel of land, lying in the County of Robertson, State of Tennessee, district No. 1, lying on the waters of the north fork of Red River, containing by estimation one hundred & seventy five acres, be the same more or less, butted and bounded as follows: Beginning on a post oak on the bank of Red River, running West thirty three poles to a stake, thence South forty two & half degrees West ninety nine poles to a stake, thence South sixteen poles to a black jack, thence West ninety six poles to a stake, thence South eighty eight poles to a post oak & pointers, thence East one hundred & ninety eight poles to a post oak & pointers, thence South seventeen poles to a black jack, thence North 36 degrees East ninety eight poles to some small oak, thence North 40 degrees East seventy two poles to an elm, thence with the meanders of the river to the Beginning. To have and to hold the same to the said Wesley M. Jernigan his heirs & assigns forever. I do covenant with the said Wesley M. Jernigan that I am lawfully seized of said land, have a good right to convey it, & that the same is unencumbered. I do further covenant & bind myself my heirs Representatives to Warrant & forever defend the title to said land & every part thereof, with the exception of one half acre, to be laid in a square so as to embrace the original and to the Wesley M. Jernigan his heirs & assigns against the lawful claim of all persons whatever. Given under my hand, seal this 14th day Nov 1846.
