I Walter O. Carter have this day bargained and sold, and do hereby convey and transfer to William C. Berry and his heirs and assigns forever for the sum & consideration of eight hundred dollars to be paid, a certain tract of land the State of Tennessee Robertson, District No. 10, containing by estimation one hundred and seventeen acres and a half, be the same more or less, and bounded as follows: Beginning at a poplar Baggett's corner in Boaz line East of said lines is now fences Sprouse's line, running North with said line sixty eight poles to a black oak, thence East one hundred & twenty six poles to a poplar, thence North ninety four poles to a poplar with Colgin's line, thence West his line one hundred and fifty eight poles to a black oak, on Johnson's line, thence South with his line seventy four poles, to the corner a dead black oak, thence West seventy five poles to a black gum Bagget's corner now James Sprouses corner, thence South with his line eighty six poles pointers, thence East fifty seven poles to the Beginning. To have and to hold the same to the said William C. Berry his heirs and assigns forever. I do covenant with the said William C. Berry that I am lawfully seized of said land, have a good right to convey it, and that the same is unencumbered. I do further bind myself, my heirs, and representatives to Warrant and forever defend the title to the said land, & every part thereof to the said Wm. C. Berry his heirs & assigns against claims of all persons whatever, this 28th day of January 1853.
