I Abraham Broadrick have this day bargained and sold, and do hereby transfer and convey to Eli McMurry his heirs and assigns forever, for the consideration of four hundred dollars to me paid, a certain tract of land containing by estimation forty six acres be the same more or less, lying in the 10th Civil District of Robertson County, Tennessee, and bounded as follows: Beginning at pointers Willie Woodard’s South West corner in Nuckoll’s line, thence with his line South 1 ¼ West 94 poles to a red oak Woodard’s corner, then ce with his line South 87 ½ West 77 poles to the Beginning. To have and to hold the same to the said Eli McMurry his heirs and assigns forever. I do covenant with the said McMury that I am lawfully seized of said land, have a good right to convey it, and that the same is unencumbered. I do further convenant and bind myself my heirs and Representatives to Warrant and forever defend the title to the said land and every part thereof to the said Eli McMurry his heirs and assigns forever against the lawful claims of all persons whatever, this the 7th January 1854. Personally appeared before me Robt H. Murphey clk of the County Court for said County, Abraham Broadrick the bargainor to the within deed to me well known and acknowledged the same to be his act and deed for the purposes therein contained. Witness my hand at office the 6 day of February 1854.
