Hinton<\/strong> &amp; wife<br \/>\nto deed<br \/>\n<strong>Julia Midgett<\/strong><\/p>\n<p>State of Tennessee<br \/>\nLauderdale County<\/p>\n<p>Know all men by these presents that I, L.L. Hinton, for and in consideration of<br \/>\nthe sum of $823.80, $300.00 of which amount is cash in hand paid, the receipt of<br \/>\nwhich is hereby acknowledged, and for the balance of $523.75, R.M. Midgett and<br \/>\nwife have executed to me their four interest bearing promissory notes, each of<br \/>\nsaid notes being for the sum of $130.95 and of even date, december of each of<br \/>\nthe years 1906, 1907, 1908 and 1909, have this day bargained and sold and do by<br \/>\nthese presents hereby transfer and convey unto the said Julia Midgett, wife of<br \/>\nsaid R.M. Midgett, all of the rights, title and interest that I have in and to<br \/>\nthe following described tract or parcel of land lying, situated and being in the<br \/>\n14th civil district of Lauderdale County, Tennessee and thus bounded: beginning<br \/>\nat a stake with elm pointer; running north 13 poles to a stake in the field;<br \/>\nthence west 46 poles to a stake in the big road, elm and locust pointers; thence<br \/>\nnorth 42 degrees east 46 poles to a stake with black oak pointer; thence north 7<br \/>\ndegrees east 62 poles to Mitchell&#8217;s south boundary line; thence east 37 poles to<br \/>\na stake in ray&#8217;s west boundary line; thence south 25 poles to ray&#8217;s corner;<br \/>\nthence east 25 poles to a stake in bass&#8217; west boundary line; thence south 39<br \/>\npoles to a stake in the big road; thence in a southwestwardly direction with the<br \/>\nbig road 66 poles to the beginning. Containing 38 acres, be the same, more or<br \/>\nless and being a part of the tract of land purchased by me from dee dunavant and<br \/>\nwife, by deed recorded in the registers office in Ripley, Tennessee in Deed Book<br \/>\nTT, Page 520, reference to which is made for a full and complete description to<br \/>\nall of said land so bought by me from said Dee Dunavant and wife and of which<br \/>\nthis is a part and same as that particular part known as the east end of the old<br \/>\nDuncan tract. To have and to hold said tract or parcel of land to the said<br \/>\nJulia Midgett, her heirs and assigns, in fee simple, forever. I covenant with<br \/>\nthe said Julia Midyett that I am well seized and possessed of said tract or<br \/>\nparcel of land, that I have a good right to convey the same and that it is<br \/>\nunemcumbered except for life notes of $250.00 each which I gave to said D.<br \/>\nDunavant as the consideration for said transfer to me by him and which is<br \/>\nreferred to in deed book TT, page 520. It is agreed and understood between<br \/>\nmyself and Julia Midyett that my right and title to the property herein conveyed<br \/>\nis sold and conveyed to her, subject to the homestead or dower interest of one<br \/>\nMrs. Martha A. Duncan. It is further agreed and understood that vendee is to<br \/>\nuse only the timber on the land herein conveyed for the purpose of improving or<br \/>\nkeeping up said place, an express lien is hereby retained on said land herein<br \/>\nconveyed until all of the purchase money notes heretofore memtioned are paid in<br \/>\nfull and I, R.L. Hinton, wife of the said L.L. Hinton, hereby join in this<br \/>\nconveyence for the express purpose of conveying all of my homestead dower and<br \/>\nall other right, title and interest which I may have in and to the same. In<br \/>\nwitness whereof we have hereunto set our hands this the 6th day of December<br \/>\n1905.<br \/>\nL.L. Hinton<br \/>\nMrs. R.L. Hinton<br \/>\nTtate of Tennessee<br \/>\nLauderdale County<\/p>\n<p>Personally appeared before me, J.E. Pierson, a notary public in and for said<br \/>\ncounty, L.L. Hinton and his wife, R.L. Hinton, the within named bargainors with<br \/>\nwhom I am personally acquainted and who acknowledged that they executed the<br \/>\nwithin named deed for the purposes therein contained and R.L. Hinton, wife of<br \/>\nthe said L.L. Hinton, having appeared before me privately and apart from her<br \/>\nhusband, the said L.L. Hinton, acknowledged the execution of said deed to have<br \/>\nbeen done by her freely, voluntarily and understandingly, without compulsion or<br \/>\nconstraint from her said husband and for the purpose therein expressed. Witness<br \/>\nmy hand and seal of office at office in Ripley, Tennessee this 6th day of<br \/>\nDecember 1905.<br \/>\nJ.E.Pierson, notary public<br \/>\nmy commission expires on the 10th day of April 1906.<\/p>\n<p>Presented for registration on the 17th day of March 1906 at 2:38 o&#8217;clock P.M.<br \/>\nJ.
