\nFITZGERALD,son of G.L.FITZGERALD, WE, G.L.FITZGERALD and wife,MRS.MATTIE
\nFITZGERALD,have this day bargained and sold and do by these presents hereby
\nbargain,sell,transfer and convey unto the said WILLIS FITZGERALD,his heirs and
\nassigns forever in fee simple,a certain tract of land,with all improvements
\nthereon,lying and being in the Fifth Civil District of Lauderdale
\nCounty,Tennessee,described as follows: BEING a part of 292 acre tract conveyed
\nby JACOB BYLER to JAMES JOHNSTON, BEGINNING at a stake in a private road
\nrunning from the Mississippi River back south into the bottom; runs thence south
\n89 3\/4 degrees west 52 1\/2 poles to a stake in HENRY DAUGHERTY’s east boundary
\nline; thence south 4 degrees east with said line 8 1\/2 poles to a stake,said
\nDAUGHERTY’s south east corner; thence south 83 3\/4 degrees west with said
\nDAUGHERTY’s south boundary line 51 poles to a stake in W.E.LAMBETH’s east
\nboundary line,said LAMBETH’s line 162 1\/5 poles to a stake,the northwest corner
\nof the KYLE A.STONE tract; thence south 89 degrees east with STONE’s north
\nboundary line 71 2\/5 poles to a stake in the road; thence with the meanders of
\nsaid road as follows; north 9 1\/4 degrees 40 poles,north 3 1\/4 degrees east 30
\npoles,north 6 3\/4 degrees east 58 4\/5 poles,north 18 degrees east 28 4\/5
\npoles,north 68 3\/4 degrees west 5 2\/5 poles; thence north 15 3\/4 degrees east 17
\n64\/100 poles to the BEGINNING,containing 91 1\/10 acres,more or less. TO HAVE AND
\nTO HOLD said tract of land,with all the improvements thereon,unto the said
\nWILLIS FITZGERALD,his heirs and assigns forever in fee simple. WE COVENANT that
\nwe are lawfully seized and possessed of said real estate; that we have a good
\nand lawful right to sell and convey the same; that the same is
\nunencumbered,except for 1936 taxes and a Federal Land Bank of
\nLouisville,Ky.,Deed of Trust of record in the Register’s office of Lauderdale
\nCounty,Tennessee,in Realty Trust Book No.__,Pages ___ot seq to which reference
\nin here made,and that we will warrant and forever defend the title to said real
\nestate unto said WILLIS FITZGERALD,his heirs and assigns against the lawful
\nclaims of all other persons whomsoever. AND,MRS.MATTIE FITZGERALD,hereby
\nexpressly waives all of her rights of homestead and dower in and to said real
\nestate. IMMEDIATE POSSESSION given the grantee.<\/p>\n
\nto G.L.FITZGERALD and WILLIS FITZGERALD by deed of MRS.BESSIE PEACOCK of record
\nin said Register’s office at Ripley Tenn in Deed Book V-3 Page 625 to which
\nreference is here made,and by this deed in fee simple title to said real estate
\nis vested in said WILLIS FITZGERALD,subject alone to the 1936 taxes and said
\nFederal Land Bank deed of trust; and henceforth he shall have the absolute right
\nto mortgage,deed,sell,convey,and\/or do with said real estate as he desires.
\nWITNESS OUR HANDS,this May 12th 1936. G.L.FITZGERALD. MATTIE FITZGERALD. State
\nof Tennessee Lauderdale County Personally appeared before me,the undersigned
\nNotary Public in and for said county,G.L.FITZGERALD and his wife,MRS.MATTIE
\nFITZGERALD,the within named bargainors,with whom I am personally acquainted,and
\nacknowledged that they executed the within deed for the purposes therein
