Caldwell, by deed of the Federal Land Bank<br \/>\nof record in Book X-3 page 232 of the Register&#8217;s office of Lauderdale<br \/>\nCounty, Tennessee, and from which has previously sold a small strip of land<br \/>\ncontaining one-third acre to Gus L. Fitzgerald by deed of record in Book L -4<br \/>\npage 423 of said Register&#8217;s office to which reference is here made; and<br \/>\nBEGINNING at the intersection of the east line of said one-third acre Fitzgerald<br \/>\ntract, and the north margin of the Ripley to Fulton gravel road, being the<br \/>\nsoutheast corner of Carlyn R. Caldwell&#8217;s present tract of land; runs thence<br \/>\nnorth along the west line of the strip of land sold to Fitzgerald in Book L-4<br \/>\npage 423 approximately 8 chains to the northwest corner of the strip of land<br \/>\nsold to Fitzgerald in Book L-4 page 423, and in Nelsn&#8217;s south line, runs<br \/>\nthence west along Nelson&#8217;s south line approximately 82 feet; thence south and<br \/>\nparallel with the west line of the Fitzgerald strip conveyed in Book L-4 page<br \/>\n423, approximately 8 chains to the north margin of the Ripley to Fulton gravel<br \/>\nroad; runs thence in an eastern direction along the north margin of the Ripley to<br \/>\nFulton gravel road approximately 82 feet to the point of BEGINNING. containing<br \/>\none acre.<\/p>\n<p>It is intended to convey herein a full acre of ground to the said Mattie<br \/>\nM. Fitzgerald and, if upon an accurate survey, it should be determined that the<br \/>\nrest line of the tract herein conveyed is more than 82 chains long, then the<br \/>\nnorth and south lines of this tract will be correspondingly reduced so as to<br \/>\nmake the exact amount conveyed 1 acre, and also if an accurate survey should<br \/>\nreveal that the east line is less than 8 chains long, then the north and south<br \/>\nlines of the tract herein conveyed will be extended more than 82 feet in order<br \/>\nto make the conveyance herein equal a full acre.<\/p>\n<p>TO HAVE AND TO HOLD the above described tract or parcel of land, together with<br \/>\nall improvements thereon, unto said Mattie M. Fitzgerald, her heirs and assigns<br \/>\nforever in fee simple.<\/p>\n<p>AND, I J. TOLLIE CALDWELL, husband of the said Carlyn Roberson Caldwell, hereby join<br \/>\nin this instrument for the purpose of waiving, releasing, transferring and<br \/>\nconveying any and all rights which I may have in and to said property above<br \/>\ndescribed.<\/p>\n<p>WE COVENANT THAT we are lawfully seized and possesses of said property; that we<br \/>\nhave a good and lawful right to sell and forever defend the title to said<br \/>\nproperty unto the said grantee, her heirs ans assigns forever in fee simple as<br \/>\nabove set out.<\/p>\n<p>It is understood that none of the crops on said lands shall go to the grantee<br \/>\nfor the years 1948 and she shall be entitled to the possession of said property<br \/>\nimmediately upon the harvesting of the 1948 crops and not later than January<br \/>\n1,1949. Taxes for the year 1948 are to be paid by the grantor.<\/p>\n<p>WITNESS our hands, this June 1,1948 CARLYN R.
