I.W. PACE and wife To R.M. MIDYETT and MRS.JULIA MIDYETT;
Deed. State of Tennessee. Lauderdale County. Know all men by these presents: That
we, I.W. PACE and wife, EMMA C. PACE, for and inconsideration of R.M. MIDYETT and his
wife, MRS. JULIA MIDYETT, having conveyed to us, by their deed of even date
herewith, a certain lot or parcel of land, together with the improvements
thereon, lying, situate, and being in the 14th Civil District of Lauderdale
County, Tennessee, containing 8 1/2 acres more or less, and which said deed will be
immediately recorded and to which reference is here made for a full and complete
description to said lot or parcel of land so conveyed to us by said MIDYETT and
wife, MRS. JULIA MIDYETT, we have this day bargained and sold, and do by these
presents hereby transfer and convey unto said R.M. MIDYETT and MRS.JULIA
MIDYETT, the following described lots or parcels of land, lying, situate and being
in the 14th Civil District of said County and being the same lots or parcels of
land conveyed to me, I.W. PACE, by C.K. PIPKIN and wife by deed recorded in
Register’s Office of Lauderdale County, Tennessee in Deed Book E-3, Page 570 to
which reference is here made for a full and complete description to the
same, which is thus bounded and describes, TO WIT: Beginning in the center of the
road that leads north to Macedonia Church at the southwest corner of said church
lote of 1 1/2 acres; thence south with said road 19 1/2 poles to CHEEK’S corner
of J.M. PENNINGTON’S lot; thence east with said L.F. CHEEK’S lot to the northeast
corner 12 poles; thence north 19 1/2 poles to the church lot; thence west 12
poles to the beginning; containing 1 1/2 acres more or less. SECOND TRACT:
Beginning at a stake in a small branch with beech and hickory pointers, runs
thence north 44 degrees east 23 poles; thence north 22 degrees east 37 1/2
poles; thence north 65 degrees 2 1/2 poles to a stake with two beech and sugar
tree pointers; thence west 66 degrees north 26 1/4 poles to a beech; thence west
38 poles to a stake, with a beech pointer; thence west 71 degrees south 15 poles
to a stake with poplar pointer; thence west 4 degrees south 16 1/2 poles to a
stake with elm pointer, thence west 85 degrees north 33 3/4 poles to a stake in
the west line; thence south with west line 28 poles to an iron stake; thence
east 17 3/4 poles to a stake; thence east 74 poles to the beginning, containing
35 acres, more or less. But there is included within the boundaries of the second
described tract of 35 acres and excluded there from a tract of 25 acres which we
conveyed to J.K. PIPKIN by deed duly recorded in the Register’s Office of
Lauderdale County, Tennessee in Deed Book I-3, Page 170, to which reference is here
made for a full and complete description to the 25 acre tract, and also a three
acre tract which we conveyed to R.L. PICKINS by deed recorded in said Register’s
Office in Deed Book J-3, Page 287, leaving a balance in said 35 acre tract of 7
acres which we convey by this instrument. To have and to hold said two tracts of
land together with all improvements thereon less executions hereinabove referred
to unto the said R.M. MIDYETT and wife, MRS. JULIA MIDYETT, their heirs and assigns
forever. We covenant to and with the said R.M. MIDYETT and wife, MRS. JULIA MIDYETT
that we are well seized and possessed of said two tracts of land that we have a
good right to convey the same, and they are unencumbered and that we will warrant
and forever defend the title thereto to them, their heirs and assigns. In
witness whereof we have hereunto set our hands on this 30th day of
