JOHN MIDYETT & wife to J.H. LUCAS–Warranty
Deed. Know all men by these present, that I, JOHN MIDYETT for and in consideration
of $365.00, $200.00 of same being paid in cash, the receipt for same being hereby
acknowledged, the balance by the said J.H. LUCAS assuming the payment of a note of
$65.00, which I owe J.W. DUGGAN, and which is secured by a trust on the land herein
transferred, said note being due December 1st 1917, have this day bargained and
sold, and do hereby transfer and convey unto J.H. LUCAS, his heirs and assigns a
certain tract or parcel of land, lying, being and situated in the 7th Civil
District of Lauderdale County, State of Tennessee and more particularly described
as follows: TO WIT: “Beginning at a stake in the Middle of the Key Corner
road, being T.O. BELTON’S northwest corner, runs thence north with said Key Corner
road,7 poles 9 3/4 feet to a stake in the middle of Said road, being the
southwest corner of J.H. BIBB’S Storehouse lot and C.F. CATES corner; thence about
northeast with J.H. BIBB’S southeast line 13 poles,13 2/3 feet to a stake in
W.H. ABERNATHY’S south boundary line; thence east with the said ABERNATHY’S south
line,10 poles,13 feet to a stake in T.O. BELTON’S north line; thence in a
westerly direction with the said BELTON’S north line,21 poles to the
beginning, containing one acre, more or less. To have and to hold with all
improvements thereon unto the said J.H. LUCAS, his heirs and assigns in fee simple
forever. I covenant and agree to and with the said J.H. LUCAS, his heirs and
assigns, that I am lawfully and peacefully possessed of the said land, that I have
a good, perfect and legal right to sell and convey the same as aforesaid: that the
same is unencumbered, except the $165.00 assumed by the said J.H. LUCAS (in one
place $65 and here $165); and that I will forever warrant and defend the title
to same against the lawful claims and demands of all persons whomsoever. My deed
for said lot being recorded in DEED BOOK I-3, PAGE 225 in the Register’s
office, Ripley, Tenn. I, MRS. BERTHA MIDYETT, wife of the said JOHN MIDYETT hereby
join him in this conveyance, and waive and surrender any and all rights, which I
held in said land, together with homestead and dower. In witness whereof we have

DEED BOOK L-3 PAGE 523–STATE OF TENNESSEE, COUNTY OF TIPTON–Personally appeared
before S.H. BASS, a Notary Public in and for said County and State, duly
commissioned, qualified and acting, JOHN MIDYETT and his wife BERTHA MIDYETT, the
within named bargainors, with whom I am personally acquainted, and who
acknowledged that they executed the within instrument for the purpose therein
contained. And BERTHA MIDYETT, wife of the said JOHN MIDYETT having appeared
before me privately and apart from her husband, the said BERTHA MIDYETT
acknowledged the execution of the above instrument to have been done by her
freely, voluntarily, and understanding, without fear, compulsion, or constraint from
her said husband, and for the purposes therein contained. Witness my hand and
official seal at my office in Munford, Tennessee on this 14th day of
April,1917. Presented for registration on the 11th day of July 1917 at 8:55 a.m.
