Know all men by these presents that we L C Payne and wife E M Payne for the love and appreciation we have for our son Dixon Payne and for the further consideration that the said Dixon Payne is to support and take care of my and our daughter and his sister M. E. Payne and feed clothe and furnish each of us with all the necessaries of life during our natural lives and to have each one of us decently buried after our death and to pay all of L C Payne's debts that he owes at this time we do hereby transfer and convey unto Dixon Payne on tract or parcel of land lying and being in the first civil district of Robertson County Tenn and bounded as follows to wit:
On the E by lands of Walter Wright and the N by the lands of L. J. Sanders and Dan Redferrin on the west by the lands of Annie Rose and C B Payne, S by the lands of Thomas Bigby and M Wilson and Walker, containing by estimation 83 acres be the same more or less.
To have and to hold the same provided the said Dixon Payne outlives each of us there and in the event that he should die before each of us then the said land is to revert back to L C Payne estate but should Dixon Payne outlive us then he is to have and to hold the same forever. We covenant with the said Dixon Payne that we are lawfully seized and possessed of said land and have a good right to convey it and that the same is unencumbered we further covenant and bind ourselves our heirs and assigns to forever warrant and defend the title to the same unto the said Dixon Payne, his heirs and assigns against the lawful claims of all persons whatsoever. Given under our hands this April 23, 1903.

Personally appeared before me J M Ford a notary public in and for said County and State the within named L C Payne and wife E M Payne the bargainers with whom I am personally acquainted and who acknowledged that they executed the within instrument for the purposes therein contained.
And E M Payne wife of the said L C Payne having personally appeared before me privately and apart from her husband the said E M Payne acknowledged the execution of the said deed to have been done by her freely, voluntarily and understanding without compulsion or constraint from her said husband and for the purpose therein expressed.
