This Indenture made this twentyeth day of November in the year of our Lord one thoudand eight hundred and thirteen between Francis Byrd of the County of Robertson and State of Tennessee of the one part and Edward Choat of the same County and State of the other part. Witnefseth that for and in consideration of the sum of thirty dollars to him in hand paid by the said Edward Choat the receipt and payment is hereby acknowledged hath given granted bargained sold alien _______ conveyed & confirm & by these presents doth give grant, bargain, sell, alien & convey and Confirm unto the said Edward Choat his heirs and afsigns forever, all that certain tract and parcel of Land lying and being in the County of Robertson on the waters of Sulpher Fork of Red River Containing thirty acres more or less, being part of a tract of four hundred and eithty acres Granted by the State of Tennefsee to the said Joseph Philips Grant bearing date 22nd November 1808 No. 4025 butted and bounded as follows (to wit): Begining at a white oak on John Pikes line on the rim of the branch on the North side and running South with Pikes line to the Corner seventy poles by estimation thence East Eighty six poles to James Pikes Corner a hickory and two post oaks thence South twenty eight poles with James Pikes line to the branch thence the various courses of the branch down to the beginning (excepting the upper spring) containing thirty acres be the same more or lefs with all ways, woods, waters, mines and minerals and appertenances thereunto belonging to the said Edward Choat him, his heirs executors administrators and assigns the said Francis Byrd doth covenant and agree to warrant and forever defend the above bargained land and promises from him his heirs executors admis and afsigns and from the lawful claim or claims of any person or persons whatever unto the said Choat heirs and his afsigns forever. Us witness the day and date above written and my hand and seal.
