        &nbs;Know all men by these presents, that we, Gillam S. Baggett, Iva B. McClanahan, G.B. Kemper, Martha Kemper Morris, Gladys S. Duffey, John D. Sprouse, Jean Sprouse Shannon, Vertreese Ramer Edwards, Gertrude Sprouse Shannon, Ethel Sprouse Carter, Ruby B. Sprouse, Marjorie Sprouse Rappaport,, William Ramer, Centhia Sprouse Sexton, Culver Burnett, Attorney-in-Fact, for Philip D. Sprouse and Mildred McMurry Sprouse, as next friend of and for Mildred Sprouse and James Sprouse, both minors, and W.R. Parrish, as next-friend of and for Malinda Shannon and Hollis Shannon, both minors, as authorized and directed by a decree of the Chancery Court for Robertson County, Tennessee, in the cause of Gillam S. Baggett et al vs. G.L. Downey et al.
         Rule No. 26, Order Book 26, pages 150 ??, Minnie S. Gilbert, Dawson F. Shannon, Lula S. Crosswy, Effie S. Batson, Jesse V. Shannon, Lealan S. Dorris and Elizabeth S. Parrish, for and in consideration of the sum of Eighteen Thousand ($18,000.00) Dollars, cash to us in hand paid by R.O. Downey, G.L. Downey, C.B. Alford and F.E. Bloom, a firm or partnership, doing business as Downey & Jones, the receipt of which is hereby acknowledged, have this day bargained and sold and do hereby sell, transfer and convey unto the said R.O. Downey, G.L. Downey, C.B. Alford and F.E. Bloom, a firm or partnership, doing business as Downey & Jones, (hereinafter called grantees), heirs, successors and assigns, the following described real estate situate in the 9th Civil District of Robertson County, Tennessee, bounded and described as follows, to wit:
         Beginning at the southwest corner of an 8-foot alley that runs east from the Public Square along the side of the old George Davis brick store-house, and runs with the south edge of said alley south 86 deg. East 91 feet to a point in said alley; thence south 3 ½ deg. West 17 ½ feet to the northeast corner of the Thomas Pitt lot; thence north 86 ½ deg. West 91 feet with Pitt’s line to his northwest corner on the Public Square; thence north 3 ½ deg. East with the edge of the Public Square 18 feet and 4 inches to the beginning, and being the same real estate as that purchased by J.D. Shannon and Mattie Powell in the cause of Mrs. Buena Chadin vs. Mrs. Georgie Bish et al, Rule No.5259, Chancery Court for Robertson County, Tennessee, Order Book 19, page 570. The said Mattie Powell owned an undivided one-half interest in said real estate at the time of her death and devised the same to her daughter, Lola Shannon, by will recorded in the County Court Clerk’s Office for Robertson County, Tennessee, in will Book 33, page 396. The said J.D. Shannon owned an undivided one-half interest in said real estate at the time of his death and devised the same to his wife, Lola Shannon, for life, and at her death to Dawson Shannon, Minnie Gilbert, Effie Batson, Lelan Dorris, Lula Crosswy, Jesse Shannon, Elizabeth Parrish and Will Fyke Shannon, the will of the said J.D. Shannon being of record in the Register’s Office for Robertson County, Tennessee, in Will Book 34, page 240. The said J.D. (Dudley) Shannon, died prior to the death of the said Lola Shannon, she having died intestate in Robertson County, Tennessee, some months ago and she left as her sole and only heirs at law the following, the grantors herein, namely: Gillam S. Baggett, Iva B. McClanahan, G.H. Kemper, Martha Kemper Morris, Gladys S. Duffey, John D. Sprouse, Jean Sprouse Shannon, Vertreese Ramer Edwards, Gertrude Sprouse Shannon, Ethel Sprouse Carter, Ruby B. Sprouse, Marjorie Sprouse Rappaport, William Ramer, Cynthia Sprouse Sexton, Philip D. Sprouse, Mildred Sprouse and James Sprouse.
         The said Philip D. Sprouse executed a Power of Attorney to Culver Burnett Authorizing him to make the conveyance of his interest in said real estate, said power of attorney being of record in the Register’s Office for Robertson County, Tennessee, in Deed Book 33, page 396.
         All of said parties referred to above as being deceased, died prior to the death of the said Lola Shannon, except Verner Ramer, a widower, who died after her death, he having died intestate in the State of Florida, leaving surviving him as his sole and only heir-at-law, one child, William Ramer.
         The said Will Fyke Shannon died intestate in Robertson County, Tennessee, particularly insofar as real estate is concerned, in the year 1957, prior to the death of the said Lola Shannon, leaving surviving his as his sole and only heirs at law, two children, namely Malinda Shannon and Hollis Shannon.
         The lease of record in the Register’s Office for Robertson County, Tennessee, in Deed Book 108, page 335, is merged in this deed and terminated as of May 1, 1958.
         To have and to hold said real estate unto the said grantees, heirs, successors and assigns, forever.
         The grantors covenant with the grantees, heirs, successors and assigns, that they are lawfully seized and possessed of said real estate, have a good right to convey the same and that the same is unencumbered, except by the 1958 City and County taxes, which are to be prorated as of May 1, 1958, until which time possession is reserved by the grantors.
         The grantors further covenant with the grantees, heirs, successors and assigns, and bind themselves, their heirs and legal representatives, to warrant and forever defend the title to said real estate unto the said grantees, heirs, successors, and assigns, against the lawful claims of all persons whomsoever.
Executed, this the 16th day of April, 1958.
